GringoWasi is a boutique, 5-room bed & breakfast located in the small town of Huarocondo, approximately 45 minutes from the historic center of Cusco. This 5 year-0ld business and property is being sold together and includes all furniture, bedding appliances, electronics, and other items related to the business. The property is registered in Registros Publicos and the purchase comes with a current business license and is registered with the ministry of tourism (MINCETUR).
GringoWasi has built a solid reputation, receiving Trip Advisor’s “Certificates of Excellence” every year since 2014, and “Travelers Choice Awards” every year since 2015. While the property was run as a bed and breakfast since opening in 2012, it would also make a suitable yoga retreat or healing center due to the peacefulness of the town, and the amazing energy that the surrounding mountains impart. One of the things that the current owners have really enjoyed is the flexibility that running the bed and breakfast offers. During some of the slower months of the year, the current owners often blocked out several weeks at a time to travel and visit with family. That said, while most recently having been run as a bed and breakfast, there is nothing to prevent it from being operated as any number of lodging types, including a yoga retreat, or even an Ayahuasca or San Pedro healing center.
The 2-story building is of adobe construction with some modern elements and has 5 guest rooms on the second floor, 2 with en-suite bathrooms. There is a 6th room that is currently being used as storage, but could easily be converted into a 6th guest room if desired. All the rooms are large enough that one could re-model and add additional rooms or bathrooms if desired. The ground floor contains the owner’s bedroom with en-suite bathroom, a large common/sitting room, a kitchen, a large dining room with a 1⁄2 bathroom, small storage room, and a laundry room. There is also a patio area (115 m2) as well as a garage with space for one car. Above the laundry room, there is also a small terrace that affords beautiful views of the valley and 2 reserve water-tanks.
Huarocondo is a quiet village with clean air, and a slower pace of life, a real stress-free environment. The town sits in a valley, which during the summer months, is a beautiful patchwork of greens, whites, purples and other colors depending on the crops being grown by local farmers. The town has many celebrations throughout the year, the two largest being the Virgen del Carmen in July, and the Lechon Festival in November, both drawing visitors from all of the surrounding villages and cities. Currently, there is a road under construction between Huarocondo and the town of Pachar in the Sacred Valley (close to Ollantaytambo), which will shorten the drive between Cusco and Ollantaytambo by about 30 minutes, encouraging more tour buses to pass by Huarocondo, enhancing the visibility of the town and B&B.
